property-searches-isle-of-man

We are often asked why is it necessary to conduct searches on a property being purchased. It seems like an unnecessary expense when going through the expensive exercise of buying a new home.

Property searches assist your advocate to give you a report on a property and highlight areas for concern.
• Do you have proper access to your property? Is the road adopted and maintained by the government or is it a private lane which may cost you money to maintain in the future?
• Does a service provider have the right to access your property to conduct maintenance to a sewer, water or electricity connection?
• Is your property at the risk of seasonal flooding?
• Are there any outstanding rates?

These are all factors which you need to consider and which are not visible when inspecting a property before investing your hard-earned cash into a property.

BridsonHalsall have a highly qualified conveyancing team who will guide you through property searches and what the replies mean.
